Planning applications in the United Kingdom are an important part of how the UK Government allows land to be used by businesses and homeowners.

And whilst this might seem a pain and an unnecessary burden, without UK planning laws there would be all kinds of building in all kinds of places. This local Government services ensures that land is used within local, neighbourhood and Government plans.

So if you are a homeowner wanting to extend, a business branching out or a developer with larger ambitions, follow the process. And of course Level Architecture can help out and provide you with the hand-holding to navigate planning successfully.

And Sevenoaks is no different with all planning issues dealt with by Sevenoaks District Council based in Council Offices, Argyle Road, Sevenoaks

Why Are Planning Applications Necessary in Sevenoaks?

Planning applications serve several critical purposes:

  • Regulatory Compliance: Ensures that developments comply with local and national regulations.
  • Community Involvement: Provides an opportunity for local residents to voice their opinions about proposed developments.
  • Sustainable Development: Helps to assess the environmental impact of new projects.

Stage 1: Pre Application

A pre-application is an initial meeting with the Local Planning Officer to discuss the proposed project, verifying the requirements from the Local Authority. Although the meeting is an informal discussion, all responses will be recorded.

The information provided is then used to prepare the Planning Application. The Planner will be able to share any Local Knowledge on the area & advise of any restrictions.

Level Architecture will attend the meeting on behalf of the client or alongside and any information provided from the meeting will be used to create the proposed drawings ready for submission to the Local Authority.

Take a look at the work we did at Beaver Road on the Pre-Application we carried out on that project.

Stage 2: Applying for Planning Permission

In Sevenoaks, like many other areas there are a set of areas and portals that you need to check:

  • Use the Interactive House or check on the Planning Portal website
  • Check what Sevenoaks District Council you need to submit for your application
  • Check the fees for applying for planning permission in Sevenoaks
  • Check if your development is liable for the Community Infrastructure Levy (CIL) - tool for local authorities in England and Wales to use to help them to deliver infrastructure to support the development of their region
  • View Sevenoaks local planning policies and national planning policies and guidance
  • For major planning applications, check if your development is subject to the Biodiversity Net Gain requirement - nationally this is a 10% and Sevenoaks are exploting moving this to 20% by 2040
  • Full Planning Drawings will be produced following the Architectural Survey, including existing and proposed drawings. Level Architecture will consult with a Planning Consultant before the application is submitted on the client’s behalf, taking away pressure from the client.

Stage 3: Comments on your Planning Application

Everyone in the Sevenoaks area, in fact anyone affected has the right to comment and / or object to your planning appication. That all gets collated and fed back to you. Then once we get the goahead, we can move to the next stage for you.
